Seth Roy

Seth Roy is a senior executive and strategic advisor who enables institutional and private owners to deliver complex, multi-billion dollar capital programs with precision, foresight, and strategic control.

Over the past 12 years, he has had direct impact on more than $10 billion in capital construction delivery, including landmark projects at Walmart and Apple. As Group Director of Corporate Real Estate Construction at Walmart, Seth built and led a fit for purpose delivery organization responsible for executing the New Home Office campus—among the largest privately funded corporate construction projects in the United States. Featuring more than 30 buildings—including office towers, parking decks, a hotel, amenity centers, a childcare facility, and a central utility plant—across 350 acres, the campus integrates mass timber construction with ecological sitework, innovative stormwater management, and wellness-driven master planning.

Previously, Seth supported Apple’s iconic Apple Park development—including oversight of the Steve Jobs Theater, an engineering milestone with a 41 meter glass cylinder supporting an 80 ton carbon-fiber roof, and a transformative campus landscape of over 9,000 trees. His role spanned architectural coordination, site engineering, and technical delivery within a tightly integrated governance model, reinforcing his ability to lead high-design programs inside elite private ecosystems. Seth’s leadership is grounded in both practice and academic research.

He holds an MSc in Major Programme Management from the University of Oxford, where his dissertation focused on megaproject governance in highly networked systems, drawing from Principal–Agent Theory, Transaction Cost Economics, and behavioral economics. His research emphasized that misalignment between owners and delivery teams is often not intentional, but structural—requiring governance that accounts for emergent power dynamics, incentive drift, and cognitive blind spots.

A former U.S. Army combat engineer officer, Seth led over 40 landmine removal missions overseas—each completed without incident—reflecting his precision in high-risk environments. He later served as Liaison Officer to the Crisis Action Center for the Office of the Deputy Chief of Staff – Engineer (DCSENGR), U.S. Army Europe, based in Heidelberg, Germany.

There, he coordinated real-time infrastructure and contingency responses at the theater level, gaining deep experience in strategic crisis management, multi-agency operations, and international command environments. Seth is increasingly sought after by family offices, institutional owners, and private investors who seek more than project execution—they need strategic foresight, organizational design, and owner-level representation. He specializes in aligning governance, scope, and delivery in capital programs where outcomes are mission-critical and clarity must match complexity.
